Maintenance & Contractor Management
A vetted panel of contractors covering every trade a residential building needs, procured competitively and managed to a consistent standard.
Everything a block of flats, RMC or freehold estate needs from a managing agent - delivered by a small, accountable team who know your building.
We take on the day-to-day running of your building or estate, acting as the single point of contact for residents, contractors and directors. Every development is assigned a named property manager - not a rotating call centre - who knows your building and its history.
Purpose-built blocks of flats, converted period properties, mixed-use developments with commercial units, and freehold estates of houses with shared communal areas.
Service charge funds are held in designated, audited client accounts, fully compliant with the RICS Service Charge Residential Management Code. We prepare realistic annual budgets, collect charges promptly, chase arrears proactively and produce transparent year-end accounts so leaseholders can see exactly where their money goes.
Where works or long-term agreements exceed the statutory thresholds under Section 20 of the Landlord and Tenant Act 1985, we run the full leaseholder consultation process - Notice of Intention, estimates, Notice of Landlord's Proposals - so that costs remain recoverable and residents are properly informed at every stage.
Roof replacements, external redecoration cycles, lift modernisation, fire door upgrades and communal electrical rewiring across our managed portfolio.
Statutory compliance is tracked on a rolling calendar for every building we manage, with reminders and remedial works actioned well ahead of renewal dates - reducing risk for directors and giving residents confidence their building is properly looked after.
We work closely with Right to Manage companies and Resident Management Companies, providing the professional and administrative support that volunteer directors need - without taking over decision-making. Boards stay in control; we handle the paperwork and the phone calls.
If your leaseholders are considering exercising the Right to Manage, we can advise on the process and what to expect once your RTM company takes over management responsibility.
